Important Lease Terms Mentioned In a Rental Agreement Template

At the time of writing a lease agreement, it is important to include all the primary terms – like the length of the lease and the rent amount. These terms must be pre-negotiated between all the parties, in order to prevent the need for re-writing the document. Know about a few of the important lease terms that are mentioned in a rental agreement template.

Furnishings

In case the property was furnished when the tenant moved in, all the items need to be listed in a proper way, such as:

  • Musical instruments
  • Desks
  • Chairs
  • Beds
  • Couches
  • Any other valuable item

The purpose of this is to make sure that the property of the landlord is not vacated by the tenant upon move-out.

Alterations

Most landlords allow no change to be made to the property. In case the tenant makes any change, the alterations must be rolled back to the normal state, as was seen in the beginning of the lease. In case the original color was yellow and the tenant likes to paint the apartment in white color, the landlord would generally ask for the tenant for just paying for the repainting of the property. The Texas rental agreement should have all possible alterations mentioned.

Monthly Rent

This is to be generally paid on the first date of every month. Payment is the item that is most popularly mentioned in the agreement. The rental payment that is due every month needs to be verbally stated in dollars and numerically as $, such as how the check should be written – in order to ensure that there is no miscommunication. In case any part of the lease is violated by the tenant or landlord, the agreement must have the addresses of both parties in order to ensure that a notice can be sent to each of them. The parties must be introduced in the first paragraph itself.

Parking

A spot may or may not be offered to the tenant by the landlord, in case there is parking facility on the premises. A parking fee is commonly charged by landlords in most urban locations.
