House Sale Specialists Verses the Estate Agent

Statistics show that nearly ninety percent of all homeowners will use an estate agent when they want to sell their property. As you are here reading this article, its probably safe to assume that you are at least slightly curious as to whether you should consider to do the same or to try another alternative like a house sale specialist.

Estate agents are fine as long as you are lucky enough to stumble upon one of the good guys. If my statement puzzles you, then let me explain. I have just been reading an article dated March 2006 about a program shown on BBC One around this time, called Whistleblower. This undercover program found agents who lied to customers, had false passports, faked signatures and had many dodgy transactions with developers.

Estate agent dirty tricks included convincing surveyors that properties were worth more than what they really are and mortgage brokers working closely with some agents admitted trying to squeeze as much money from prospective buyers as possible.

A common practice under covered in the filming of this program involved faking documents by cutting and pasting and then gluing signatures on to a contract. Now I must be completely fair here and say that of over 12,000 registered estate agents in the UK, only a few were found to be stooping to these levels of dishonesty.

Even if your estate agent is everything that you could wish for and as honest as they come, there may be other reasons why you might consider a house sale specialist.

Firstly you may, for whatever reason, be looking for a quick sale on your home. House sale specialists like An Instant Sale offer you a stress-free, fast cash sale for your property. When you use a company like this, there is no risk of becoming stuck in the middle of a long chain wondering just who will make the next move or of a buyer pulling out at the last minute. These are the very things that can cause you to lose your dream house.

When you sell through an estate agent you always have to keep your home in pristine condition, as you never know when the next prospective buyer will want to view. This is not always easy; especially if you have children or pets and even more difficult if you are working as well. House sale specialists will buy your property, whether it is freehold or leasehold, residential or commercial, not considering its location or condition. They can offer you a quick sale whichever part of the UK you live and they won't even notice if you've tied away the children's toys or not.

The main thing you are likely to consider is how much you will have to pay in fees. The short answer is nothing. Unlike estate agents, house sale specialists offering a fast cash sale, do not charge any fees and you will have no legal fees to pay either. Perhaps you will be thinking this is all to good to be true, then this is not so.

A house sale specialist will offer you somewhere between 75 and 90 percent of the market value of your house, but charges no fees whatsoever and can offer you a cash sale in as little as ten days. fake id california An estate agent starts out about seven percent below the market value.

You will also have to pay about two percent in agent's fees. Once you have had your survey it is usual, which you also have to pay for, the offer will drop another two percent and you will also have to pay legal fees of about five hundred pounds.

You then need to consider that your house sale may take six months with an estate agent leaving you six more months to pay your mortgage. When you weigh it all up it is easy to see why a quick sale with one of the house sale specialists is ever becoming the more popular option.
