The year 2015 brought along several reforms at a national level. The Indian Government introduced many attractive schemes to take India to the next stage. One such scheme launched by the Narendra Modi-led Government was the Pradhan Mantri Awas Yojana. This futuristic scheme has gained popularity for all the right reasons. But before applying, here are some facts you should be aware of.
Introduced to build a developed India
While the Indian economy has improved considerably over the years, the presence of slums makes the country appear backward, especially amongst foreign nations. While the PMAY there is focus on eliminating the kutcha houses in the urban and rural areas and replacing them with pucca homes. The Government intends to increase the land value lost owing to slum dwelling and change India’s status from a developing country to a developed one.
It is a subsidy scheme
The most crucial aspect of this scheme is a Credit Linked Subsidy Scheme where the eligible applicants enjoy a subsidy on the home loan interest rates. Those who can afford to buy or construct a home by applying for the loan can receive subsidised rates on their loans compared to the standard loan rates. If you are eligible for the scheme, you get subsidies on the interest component of the loan EMI.
It targets specific income groups
The Indian Government is mindful that many lower and middle-income groups cannot afford to buy a house by taking the regular house loans. This has created a list of applicants who can benefit from the PMAY scheme by consulting the municipal corporations, village panchayats, and tehsils. Based on the data collected in the 2011 Census, the scheme is made available to those belonging to different categories.
These include economically weaker sections, lower-income groups, middle-income groups, women, minorities, and transgender community members. They are categorised based on their income level.
Home construction under the scheme
Here, the Government expects to construct about two crore 1 BHK flats with a carpet area of approximately 30 sq. mt. in as many as 4,041 statutory towns across India. Of these, slums in about 500 Class 1 cities will get converted into permanent homes. They are to get constructed in partnership with reputed real estate companies obligated to use good quality and environment-friendly raw materials in developing houses.
